What are the most commonly found non-compliant items? Smoke detectors, carbon monoxide detectors, and fire extinguishers
How many smoke detectors do I need? Each bedroom requires a smoke detector. Additionally, a smoke detector is required outside the bedroom entrance within 15 feet. This detector can be shared with other bedrooms. And a minimum of one smoke detector needs to be located on each floor.
How many carbon monoxide detectors do I need? A minimum of one is needed. Ideally, it should be located near the bedrooms. Additional CO detectors are highly recommended near gas-burning appliances such water heaters, furnaces, and boilers. An additional CO detector should be located near the door to an attached garage. The CO detector can be a plug-in, stand-alone, or a combination smoke/CO detector.
What type of fire extinguisher do I need? If the rental property is a single family residence, any fire extinguisher will do. If the rental unit is part of a multifamily property, an extinguisher rated at 2a10bc is required. For multi-unit properties, a shared extinguisher can be located within 75 feet of the rental entrance.
What happens is an item is found to be non-compliant? For most repairs, providing a photo of the repair will often suffice. However, If a reinspection is needed, the first reinspection is no charge.
